UAE Golden Visa Through Property: What Investors Need to Check

A practical guide to qualifying property value, ownership shares, mortgage evidence, off-plan purchases and preparing a UAE Golden Visa application for your family.

Global Structuring

A property purchase can support a UAE Golden Visa application, but the price on an advertisement is only the starting point. The registered ownership, accepted value, financing arrangements and documents must support the route you intend to use.

For investors considering Dubai or another emirate, the practical question is whether the proposed holding meets the relevant authority's requirements. This guide covers the main checks before you commit, with further application support available through our UAE Golden Visa service.

Check how the AED 2 million threshold applies

The real estate route requires qualifying property worth at least AED 2 million. One or more properties may be considered. For Dubai applications, GDRFA's investor requirements call for value certified through Dubai Land Department documentation. For a share in jointly owned property, the applicant's share must itself meet the AED 2 million threshold.

For example, owning half of a property valued at AED 3 million should not be treated as satisfying the threshold simply because the whole asset exceeds AED 2 million. Ask how your registered share and supporting valuation will be assessed before relying on the purchase for residency.

The ICP Golden Residency guide describes a ten-year residence route for real estate investors. Meeting the investment value allows eligibility to be assessed; it does not make approval automatic.

For mortgaged property, establish the accepted evidence

Financing does not automatically exclude a property. Dubai Land Department's investor service accepts mortgaged property and requests a bank no-objection letter showing the paid amount and outstanding balance.

Its summary also refers to evidence of AED 2 million paid, while the detailed terms describe the bank letter more broadly. Confirm the current requirement for your loan and payment position with the processing centre before purchasing or making an additional repayment. Do not assume that a property's gross price alone resolves a financed application's eligibility.

Assess off-plan purchases separately from completed homes

ICP's guide includes purchases of one or more off-plan units totalling at least AED 2 million from an approved local real estate company. That category should be checked against the evidence accepted by the authority handling your application.

Before reserving a unit, request confirmation of the developer's approval, project registration, ownership documentation and the point at which the purchase can support an application. A booking form, payment plan and completed property's title deed are different records. Establish which documents your case needs and when they will be available.

Prepare the property and identity documents together

Dubai Land Department lists a passport, title deed or electronic title certificate, photograph, and UAE ID and current residence permit where applicable. Its service terms require the applicant to be inside the UAE.

For the federal entry stage, the ICP real estate investor entry-permit service specifies a passport valid for at least six months, UAE health insurance and a real estate registration letter confirming qualifying ownership.

Use these requirements to build a checklist for the correct emirate and stage. Reconcile names, passport details and property records early, and obtain any bank or registration confirmations before arranging application appointments.

Plan family applications as separate files

Golden Residency allows applications for spouses, children and parents under the applicable conditions. ICP also requires valid comprehensive health insurance for the investor and family throughout the residence period.

Treat each dependant as a separate document file. Ask which relationship records need certification or translation and whether additional evidence is needed for parent sponsorship. Confirm the checklist and costs for your family composition before commissioning that work.

Separate the property budget from the residence process

The qualifying investment is one part of the financial plan. Request an itemised estimate covering property purchase costs, financing, insurance, government application charges and professional assistance. Ask which fees apply to the principal applicant and which are repeated for dependants.

Organise the work in a practical sequence:

  1. Confirm the ownership, accepted value and application channel.
  2. Resolve any bank, developer or registration evidence still needed.
  3. Prepare identity and family records, then arrange the required appointments.
  4. Submit the application and complete medical and identity procedures as instructed.

Allow time for document preparation as well as government processing. A service-stage estimate should not be treated as the full timetable for buying property and obtaining residence.

Review continuing eligibility before changing ownership

GDRFA states that renewal depends on continuing to meet the relevant conditions. Its property requirements also provide for a lien to support continued ownership. Seek confirmation before selling, transferring a share or changing the qualifying holding during the permit's validity.

Keep your ownership evidence, insurance and family documents organised after approval. If residency is a central reason for the purchase, assess the investment and residence plans together from the beginning.
