Advisers reviewing documents with clients around a table

Asset oversight, from purchase to sale

Owning an asset means following lease income, operating bills, maintenance and future commitments. Capitals28 helps owners and family offices turn those records into a practical view of what each holding needs.

Our work concerns physical assets: real estate, aircraft and yachts. Technical operations remain with the relevant specialists. Securities portfolio management and regulated investment advice require a separately authorised provider and engagement.

Real Estate, Aviation and Yachting Assets

Property income, aircraft utilisation and yacht running costs need different records. Each asset has its own operating measures.

Our Asset Management Services

Practical records and decision tools that can form part of your engagement. Select the work needed for your holdings.

Asset and ownership brief

A record of your holdings, intended use, income needs and holding period, with priorities for each asset.

Acquisition issue list

A list of missing ownership, financial and operating records, plus questions for legal, valuation or technical specialists before purchase.

Operating calendar

Lease, insurance, maintenance and renewal dates, with the provider responsible for each task and the decisions needing owner approval.

Ownership records

An asset-to-entity record and a list of structuring questions for corporate and legal advisers, including any records that need updating.

Income and cost summary

Receipts and paid expenses compared with the budget, with arrears, vacancies and large upcoming bills shown separately.

Sale readiness review

An exit checklist covering current records, valuation requirements, outstanding obligations and transaction costs to investigate before marketing.

How our asset management process works

From your first asset records to a named contact, an approval process and a reporting calendar.

  1. 01
    Share the starting records

Provide an asset list, ownership details and recent income or expense records. For a planned purchase, send the listing, intended use and available budget.

  2. 02
    Review gaps and priorities

Identify missing documents, near-term costs and issues requiring specialist checks. Separate urgent operating tasks from longer-term ownership decisions.

  3. 03
    Confirm the engagement

The written proposal names your contact, reporting lead, specialist responsibilities, fees and approval limits. It also sets the reporting calendar and handover requirements.

  4. 04
    Review reports and actions

Use each update to follow receipts, spending and outstanding actions. Record who must act, by when and which decisions need your approval.

What a monthly asset report can show

Illustrative rental-property report: all figures are fictional. A sample calendar combines monthly reporting with a quarterly review; your engagement confirms the frequency and names the reporting lead and owner approver.

Rent due and collected

AED 48,000 received against AED 50,000 due; AED 2,000 remains outstanding.

Evidence: rent schedule and bank receipts. The property manager follows up arrears.

Costs against budget

AED 10,000 paid against an AED 9,000 budget; AED 1,000 above plan.

Evidence: invoices and payment records. The reporting lead explains the variance.

Cash movement

AED 38,000 cash difference: rent received less the paid costs shown here.

This example excludes tax, financing and capital expenditure; it is not a yield or total-return figure.

Decisions and approvals

AED 3,000 repair proposed, excluded from the paid costs above.

The provider supplies a quote; the owner approves the work. The action log records the responsible person and due date.

Asset Management FAQs

Existing assets, management responsibilities, reporting and fees.

Can you manage assets I already own?

Yes. You do not need to buy through Capitals28. Share the asset details, current contracts and recent operating records so we can assess a suitable handover.

Can I work with you from outside the UAE?

Yes. A UAE asset can be followed remotely through reports and an action log. Your engagement names the contact and the person authorised to approve spending on your behalf.

How does asset management differ from property management?

Property management focuses on running an individual property. Asset management also considers acquisition, ownership costs, the role of each holding in your portfolio and when to sell. Property operations can sit within that wider plan.

What support is available for aircraft and yachts?

Support can include acquisition or sale review, an ownership budget and tracking major operating commitments. Aircraft operators, yacht managers and technical specialists retain the duties assigned to them in their own engagements.

Does the USD 1M+ category apply to every enquiry?

That category describes new capital deployment. For an existing asset or another management request, share the asset type and work required. We confirm the relevant engagement requirements during the initial review.

What reporting will I receive?

The illustrative report above shows a monthly rental-property summary. Aircraft and yacht reports use different measures. Frequency, source records, the person preparing the report and owner approvals are confirmed in your engagement.

Can you take over a property that already has a tenant?

Yes. We review the lease, rental records and outstanding matters before agreeing the handover. Existing obligations and the responsibilities being transferred form part of that review.

How are fees agreed?

Request an itemised proposal showing the fee basis and included work. Management or coordination fees, third-party operating bills and separately instructed legal, technical or valuation work should be distinguishable, with approval required for additional work.
