About the event
Two days of private, one-to-one meetings at our Dubai office on the Greece Golden Visa, the Greek property that qualifies for it and what the purchase really costs.
Moving a family's residence and buying property abroad are decisions most people would rather talk through in person. For two days at the end of October, the Capitals28 team in Dubai is keeping its diary free for investors and families weighing a Greek residence permit, one meeting at a time.
What a consultation covers
Each meeting starts from your situation, not from a brochure: why you want a European residence permit, who would be included, the budget you have in mind and how long you intend to hold the property. From there we go through:
- which of the three property thresholds applies to you, from €250,000, €400,000 or €800,000, and why location and the kind of property decide it;
- a shortlist of properties in Athens and elsewhere in Greece, with the rental income and capital growth we would expect of each;
- the purchase itself: the Greek tax number and bank account, the notary, transfer tax and the other costs a threshold does not mention;
- the permit application, the documents your family will need and a realistic timetable from purchase to card.
Why investors look at Greece
- No minimum annual stay for the investment permit. Renewal remains subject to continued qualifying ownership and the applicable rules; application appointments and other attendance requirements are separate.
- Short stays across Schengen. Holders can travel within the Schengen area for up to 90 days in any 180.
- Family residence options. A spouse, qualifying children and the parents of both spouses may apply under the relevant family provisions, with individual records and permits.
- A route to citizenship. After seven years of lawful residence, an application for naturalisation becomes possible, with Greek language and integration requirements of its own.
- Long-term rental options. A qualifying property may be let under the applicable rules; short-term letting is restricted. Occupancy, income and resale value are not guaranteed.
Questions we are often asked
How long does the permit take?
Timing depends on property readiness, complete documentation, biometric appointments and the authority’s review. For a conversion, the qualifying change of use must be completed before the residence application. We assess the actual purchase and family before discussing a timetable.
Can I run a business in Greece with the permit?
You can set up and own a Greek company. The permit does not by itself give the right to be employed in Greece; that needs a separate permission.
Do I have to live in Greece?
There is no minimum annual stay to hold the investment permit, but continued qualifying ownership, renewal conditions and required appointments still matter. Tax residence follows separate legal tests and should be assessed for your circumstances.
Meetings are by appointment and the number of slots across the two days is limited. Use the form to request a time, and see our Greece Golden Visa guide for the thresholds and costs in full.
