Turkish citizenship at a glance
An investment-based nationality route with property, financial and business alternatives.
Alternatives include bank deposits, government bonds, qualifying fund shares and private pension contributions, subject to their respective conditions.
A spouse and eligible minor or dependent children may apply together with the investor, with supporting civil and dependency records.
The relevant authority confirms that the investment qualifies. Residence-permit and citizenship applications follow, with final government approval required.
Türkiye citizenship investment options
Seven qualifying options fall within property, banking, financial instruments and business investment. Compare the conditions of each individual route.
Acquire eligible property with the required certification and registry restriction. The asking price alone does not establish citizenship eligibility.
- Minimum qualifying value: USD 400,000 or equivalent foreign currency
- Three-year restriction on sale recorded at the land registry
- Property category, title and transaction history require review
- Valuation and payment records must support the qualifying amount
- Taxes, legal fees and acquisition costs are additional
Place a qualifying deposit with a bank operating in Türkiye, with compliance confirmed by the Banking Regulation and Supervision Agency.
- Minimum qualifying deposit: USD 500,000 or equivalent foreign currency
- Three-year undertaking not to withdraw the qualifying amount
- Confirm currency conversion, account currency and blocking arrangements
- Review banking terms, exchange-rate exposure and charges
- A bank account or transfer alone does not complete citizenship approval
These are separate alternatives, each with a USD 500,000 qualifying threshold and its own approving authority and product conditions.
- Government bonds: minimum USD 500,000, held for at least three years
- Real estate or venture capital investment fund shares: minimum USD 500,000, held for at least three years
- Private pension contribution: minimum USD 500,000 in the prescribed funds and system for at least three years
- Only qualifying instruments and structures count
- Review liquidity, currency, market risk and redemption terms
Business routes require a substantive qualifying investment or verified job creation. Registering a company on its own is insufficient.
- Fixed capital investment: at least USD 500,000 or equivalent foreign currency
- Fixed capital qualification is confirmed by the Ministry of Industry and Technology
- Employment route: create jobs for at least 50 people
- Employment qualification is confirmed by the Ministry of Labour and Social Security
- Operating, payroll and continuing compliance costs need separate planning
Citizenship connected to a regional business base
Türkiye offers investors a connection to a large domestic market between Europe and Asia. A qualifying property, financial investment or business commitment can form part of a family’s longer-term plans for living, ownership and commercial activity.
Türkiye recognises multiple citizenship. Retaining an existing nationality also depends on that country’s law. Citizenship does not automatically change tax residence, establish a bank account or remove obligations where you already live or own assets.
Assess mobility by destination and passport category. Ordinary Turkish passport holders generally need a visa for UK visits, unless an exemption applies. Turkish citizenship does not confer EU residence or unrestricted overseas employment rights.

Explore selected short-visit routes for an ordinary Turkish passport. Destinations with alternative entry options count once in the full list.
Japan allows visits up to 90 days with an ICAO machine-readable passport. Arrange eVisas and electronic authorisations before departure; Mexico’s SAE is valid only for air travel on participating airlines.
Ordinary passport holders still need visas for Schengen destinations and the United Kingdom. Special and diplomatic passport exemptions are excluded here.
Permitted stays and arrival points vary. Some applications require an invitation or sponsor, and admission depends on your documents. These routes do not grant work or residence rights. Check destination and transit rules before booking. Reviewed: 23 October 2026.

Eligibility and family inclusion in Türkiye
Review the investor, included family members and nationality-specific conditions before committing funds.
The principal applicant must have the legal capacity to invest and satisfy the selected route and citizenship requirements.
National security and public-order checks apply. Provide accurate personal history and a documented, lawful funding trail.
A spouse and eligible minor children of the investor or spouse may apply together. Marriage, parentage and consent must be established.
Other dependent-child circumstances require individual legal review. Do not assume that every financially supported adult child qualifies.
Foreign ownership rules can depend on nationality, location and property category. Check acquisition rights separately from investment value.
Plan around children approaching adulthood, custody arrangements and document validity. Parents and siblings should not be assumed to qualify under the investor’s family application.
How the Türkiye citizenship process works
Five stages from investment planning to a government decision. The investment is verified before the citizenship application is decided.
-
01
Assess eligibility and select a route
Review nationality, family circumstances, funding and goals. Compare the full cost and appoint suitable Turkish legal and investment professionals.
Step 1 Initial review -
02
Check and complete the investment
For property, review title and valuation before purchase and register the required restriction. For other routes, complete the prescribed commitment and evidence.
Step 2 Investment -
03
Obtain investment conformity
Apply to the competent authority for confirmation that the investment satisfies the route. Resolve any valuation, payment or documentation issues.
Step 3 Certification -
04
Apply for residence and citizenship
Complete the investor residence-permit procedure under the applicable rules, then submit the citizenship file to the relevant Provincial Directorate of Population and Citizenship. Attend required appointments.
Step 4 Application -
05
Receive the decision and complete registration
Authorities review the file and security checks before the final decision. Following approval, complete civil registration, ID and passport procedures and maintain the investment conditions.
Step 5 Completion
Turkish citizenship and the US E-2 visa
Türkiye is listed as an E-2 treaty country. Turkish nationality may support a separate US treaty investor application, but buying Turkish property does not itself grant a US visa or a green card.
Under US law, a person who acquired the relevant treaty nationality through financial investment and has not previously been granted E status must have been domiciled in the treaty country for at least three continuous years at some point before applying for the E visa.
This US domicile condition is separate from Türkiye’s investment holding requirements. Keeping a property or passport for three years does not establish domicile. A qualifying US business investment and the remaining E-2 conditions also apply; have a US immigration specialist review the plan before relying on this route.
Check the property before making a commitment
A citizenship-focused transaction needs both a suitable asset and a compliant acquisition. Independent Turkish legal review should begin before payment.
Review what you are buying and whether it can support the intended citizenship application.
- Land registry title, property category and seller’s authority
- Mortgages, liens and other encumbrances
- Planning, building and occupancy documentation where relevant
- Foreign ownership and location restrictions
- Contract, delivery terms and ongoing service charges
Keep the qualifying value and transaction evidence consistent with the applicable land registry procedures.
- Required valuation and investment amount determination
- Bank transfer receipts and the foreign exchange purchase certificate (DAB)
- Required three-year registry undertaking
- Investment conformity or eligibility certificate
- A notarised preliminary contract alone does not transfer title
Costs beyond the qualifying investment
Build an itemised route and family budget. Avoid treating a property price or deposit threshold as the complete cost.
Allow for the applicable title transfer charges, taxes, valuation, insurance and legal work. VAT treatment depends on the property and transaction; an exemption should not be assumed.
Include residence-permit, registration, ID and passport charges, translations, certification, legalisation, professional support and appointment-related travel.
Review conversion spreads, banking or custody fees, fund charges, taxes and exit terms. A qualifying amount is not a guarantee of its future value in another currency.
Budget for property maintenance, service charges and tax, or business payroll and compliance. Plan liquidity around the holding and verification requirements.

Türkiye citizenship by investment: common questions
Investment amounts, property checks, family eligibility, application steps and the separate US E-2 route.
What is the minimum investment for Turkish citizenship?
Qualifying real estate starts at USD 400,000. The fixed capital, bank deposit, government bond, qualifying investment fund and private pension options each have a USD 500,000 threshold. A separate employment route requires at least 50 jobs. Each option has certification and compliance conditions, plus costs beyond the investment.
Does every USD 400,000 property qualify?
No. Foreign acquisition rights, the property category, title, transaction history, qualifying value and payment records must satisfy the rules. The required three-year restriction must also be recorded. Obtain independent legal and investment conformity checks before assuming eligibility.
Can I buy more than one property?
Multiple acquisitions may be considered where they satisfy the applicable combined-value and transaction rules. Confirm the proposed purchase structure and documentation with a Turkish lawyer and the competent land registry authority before signing.
When can I sell the property or withdraw a qualifying deposit?
The property route requires a restriction on resale for at least three years. A qualifying bank deposit has a three-year no-withdrawal undertaking. Bonds, qualifying fund shares and pension investments also have specific three-year commitments. Confirm how the relevant period starts and how restrictions are released.
Can my spouse, children or parents be included?
A spouse and eligible minor or dependent children may apply together with the investor. Adult-child dependency requires specific legal assessment, and children approaching adulthood need careful timing. Parents and siblings should not be treated as automatically included in the investor’s application.
Must I live in Türkiye for three years before applying?
The three-year property or financial commitment is an investment condition, rather than a general instruction to wait three years before filing the citizenship application. The process includes investment conformity and the applicable investor residence permit. Confirm current personal attendance and appointment requirements; do not assume that every step is remote.
How long does the application take?
Plan in months and request a current estimate after the investment route and family documents are reviewed. Certification, residence procedures, security checks and requests for more evidence affect timing. An adviser cannot guarantee the date or result of the government decision.
Does Turkish citizenship provide automatic US E-2 access?
No. E-2 is a separate US visa application requiring a qualifying business investment and other conditions. Investment-acquired treaty nationality also brings a three-continuous-year domicile requirement for applicants who have not previously held E status. Holding a Turkish asset or passport for that period alone is insufficient.
Is Turkish citizenship a route to UK or EU residence?
It does not grant UK or EU residence or employment rights. Ordinary Turkish passport holders generally need a visa for UK visits unless exempt. For other destinations, check the current passport-specific entry rules and the appropriate permit for longer stays.
Can I keep my nationality, and is investment approval guaranteed?
Türkiye recognises multiple citizenship, but your existing country’s nationality law must also be checked. A qualifying investment establishes a basis to apply; authorities still assess documentation, national security and public order, and the final citizenship decision remains with the government.
