Global Structuring

Portugal Golden Visa renewal requires more than paying for a replacement residence card. You need to demonstrate that the conditions supporting your investment residence remain satisfied, prepare the relevant documents and account for the minimum periods of presence in Portugal.

The practical task is to coordinate three timelines: your residence permit, the qualifying investment and each family member's application. Keeping them separate helps prevent a fund exit, an expired document or an overlooked notification from disrupting the process.

How do you renew a Portugal Golden Visa in 2026?

AIMA's official announcement, updated on 2 February 2026, confirms that ARI renewals move to the Renewals Portal from 16 February 2026. It covers investors and their reunited family members, with renewal requests and applicable payments handled digitally.

The digital process does not mean that nobody needs an appointment. Where biometrics must be collected, AIMA schedules an in-person visit. Previously issued appointments that explicitly require biometric collection must be kept; that visit is not a substitute for submitting the renewal online.

Use the renewal channel identified by AIMA rather than starting a duplicate initial investment application. The Portal ARI guidance distinguishes the original application functions from the renewal procedure.

When should you start preparing the renewal?

Article 78 of Portugal's immigration law sets the general requirement to request temporary residence renewal no later than 30 days before expiry. Check that deadline alongside the portal's availability for your permit and any specific AIMA instructions.

As a practical preparation window, review your file several months ahead. This is not a promise that the portal will accept a request that early. It allows time to obtain investment confirmations, resolve record discrepancies and arrange certification without ordering short-validity documents prematurely.

Record the expiry date for every card and the deadlines in each notification. Do not treat a pending family application or an earlier payment as evidence that your own renewal has been submitted.

How many days must you spend in Portugal?

The stay requirement concerns Portugal itself. Article 65-C of the implementing regulation sets out the minimum periods for ARI renewal:

Period in the legal frameworkMinimum presence in Portugal
First yearSeven days, consecutive or spread across visits.
Subsequent two-year periodsFourteen days, consecutive or spread across visits.

Confirm how those periods map to your grant, card dates and renewal history. Do not assume unused days can be carried forward or that spending time elsewhere in Schengen counts towards Portuguese presence.

Keep a dated travel record with supporting evidence such as boarding passes and accommodation receipts. If a trip includes several countries, separate the Portuguese portion instead of counting the whole itinerary as time in Portugal.

Do you have to keep the investment until renewal?

A five-year investment period is not an automatic exit date. Article 65-B of the implementing regulation counts the minimum five-year maintenance period from the grant of residence authorisation. A transfer or subscription date alone therefore does not settle the immigration timetable.

Before selling, redeeming or switching an investment, establish whether the residence status you intend to renew still depends on it. Completing a minimum period does not itself issue permanent residence or confirm that a proposed change preserves your position.

For a fund investment, request up-to-date holding evidence and discuss any planned distributions, redemption or liquidation with the fund manager and your immigration adviser. The fund's commercial lifecycle and your permit history may not end together.

Older property-based cases need their own assessment under the applicable transitional provisions. Law No. 56/2023 contains rules for existing and pending investments; an earlier approval should not be treated as permission to change the investment without review.

What documents should you prepare for renewal?

Build a preparation file around the legal conditions and the evidence requested for your route. The general renewal conditions include sufficient means, accommodation and compliance with tax and social security obligations, alongside the applicable criminal-record and public-security checks.

File areaWhat to prepare or verify
Identity and permitValid passport, current residence details and any changed personal information.
InvestmentCurrent evidence appropriate to the investment underlying the permit.
PresenceVisit dates and supporting records for the relevant stay periods.
General conditionsRelevant means, accommodation, tax, social security and health-cover evidence.
Case-specific checksCriminal-record documents or authorisations, family evidence and additional items requested by AIMA.

This is a preparation framework, not a universal upload list. Requirements vary by investment, applicant and procedural stage. Check issue dates, required validity and whether foreign documents need recognition or translation under AIMA's document guidance.

What should families check and budget for?

Keep a separate checklist for each family member. Review passports, card dates and any changes in the family basis, such as a child finishing studies or a change in dependency. A file accepted at the initial stage should not be assumed to establish every condition indefinitely.

Budget government charges per applicant, as well as any professional fees, certification, translation and travel. AIMA's fee update effective from 1 March 2026 confirms the revised schedule. Check the applicable ARI renewal charge and any reduction against the payment notice; an initial grant fee and a renewal fee are different charges.

Can you travel while your renewal is pending?

A pending renewal is not the same as a valid card for travel. Keep the submission receipt, payment confirmation and AIMA correspondence, and establish what they demonstrate about your position in Portugal.

International travel is a separate question. The Schengen Borders Code addresses valid travel documents and the valid residence permit or visa relevant to entry. Do not assume a portal screenshot or a Portuguese domestic extension will be accepted by an airline or another country's border authority.

Before booking travel with an expired card, confirm the documents required for departure, transit and return with the relevant authorities and carrier. Avoid relying on an old extension notice without checking its scope and dates.

What is the final renewal checklist?

  • Match the permit expiry, applicable renewal window and notification deadlines.
  • Review the investment evidence before agreeing to a sale, redemption or restructuring.
  • Reconcile Portuguese stay records with the relevant legal periods.
  • Check each applicant's documents, family circumstances and payment requirements.
  • Retain submission and payment confirmations and monitor further requests.
  • Attend a biometric appointment if notified and check travel documents separately.
